I hope you had a wonderful holiday season and are ready for an exciting year ahead. To kick things off, I wanted to share two fascinating cases we completed right before Christmas.

These examples highlight the incredible flexibility of bridging finance and its ability to resolve last-minute client challenges. Interestingly, both clients were let down by different lenders at the final hurdle – but we stepped in to deliver swift solutions.
 
Case 1: Quick Auction Purchase

  • Purpose: Auction purchase of a buy-to-let property

  • Purchase Price: £298,000

Case 2: Complex Dual Security Solution

  • Borrower: UK Limited Company (SPV)
  • Security:
  • Type 1: Farm with 22 acres and outbuildings
  • Type 2: Residential property
  • Charges: First and second charge, with additional security
  • Loan Amount: £1,804,000 (across both securities)
  • Purchase Price: £1,350,000

Highlights:
Retyped valuation addressed to previous lender
Raised 100% of the purchase price, plus interest and purchasing costs
Completion Time4 days – From enquiry to legal completion!
