Just Mortgages sees soaring demand for Shared Ownership
14 April 2025
Leading national brokerage Just Mortgages is reporting significant growth in its new build division as demand for Shared Ownership continues to rise across the UK.
The division, which specialises in new build and affordable homes, has seen a strong start to the year with Q1 2025 outperforming the same period last year. Not only are new build enquiries and mortgage numbers up on 2024, they continue to increase year-on-year. Alongside the change in stamp duty thresholds, Just Mortgages contributes this growth to increasing demand for the Shared Ownership scheme.
Just Mortgages’ success in this space is underpinned by its deep partnership with developers, housing associations, and introducers nationwide. To strengthen these relationships and meet increased demand, the firm has expanded its team with a new relationship manager, and is set to increase the size of its admin team.
The team has more than doubled in size since 2022, growing from 16 to 34 dedicated new build advisers, making it one of the largest specialist teams in the UK mortgage market. This strategic growth reflects the company’s ongoing investment in serving buyers of new build homes and those exploring Shared Ownership.
The continued growth of the division comes against the backdrop of the UK government’s focus on affordable housebuilding. The Chancellor recently announced £2bn in funding to support the construction of 18,000 affordable and social homes, part of the government’s wider plan to deliver 1.5 million homes in the next four years.
Paul Wilson, business development director at Just Mortgages New Build & Shared Ownership, said:
“Our strong start to the year reflects the direction of travel in the new build space and the growing momentum behind Shared Ownership as a proposition and a way to finally get on the housing ladder. It remains a key driver behind our leads and enquiries, as well as the conversations we have with clients and those we meet at events. As ever, appetite is not the issue but ability and Shared Ownership is certainly helping to answer this.
“Just Mortgages New Build & Shared Ownership continues to grow from strength to strength to meet this demand, increasing our adviser head count and developing fantastic partnerships with lenders, developers, introducers and housing associations across the country. Alongside the government’s emphasis on housebuilding, developers remain proactive and keen to support deals, while availability and support for Shared Ownership among lenders and housing associations only continues to increase. From our perspective, it’s certainly an exciting time in the new build space.”
Shared Ownership, affordable housing and the government’s progress towards its housebuilding target will be on the agenda as Just Mortgages returns with its New Build and Affordable Housing event. Now in its fourth year, the event will take place on Thursday, 24th April at St Mary’s Church in Marylebone, and is set to be the biggest one yet.
Alongside panel discussions, speakers already announced include Frances Haque - the chief economist at Santander, Alex Slater – commercial director at Rightmove, Neil Rose – CEO of the Home Builders Federation and Emma Fletcher – low carbon homes director at Octopus Energy.
John Doughty, chapter manager director at Just Mortgages, added:
“With housebuilding and affordable housing firmly in the national spotlight, it’s absolutely right that this important event returns for a fourth year. As ever, we will be bringing together the key players from across the sector to not just assess the current landscape, but to map out the future for the sector and discuss what is needed to meet the government’s ambitious housebuilding targets and to properly support buyers.”
Just Mortgages’ team of more than 30 specialist new build advisers is just one part of the national brokerage, with more than 650 advisers across the country. This is split across the self-employed division and its employed division, with advisers based in estate agency branches throughout the UK.
